- Preparation of WBS (work breakdown structure), which sets the base for all the work schedules, detailed budgets and reports;

- Checking as built estimate documentation submitted by contractors for payment;
- Control over conformity of the information provided by the contractor with the real scope and cost of implemented works and used materials;
- Assessment of used materials compliance with the project requirements;
- Control over the conformity of the cost of executed works and used materials as shown in contractors’ estimate documentation with the real market value of the abovementioned works and materials;
- Assessment of conformity of real expenses with the planned by the project documentation;
- Evaluation of the projects construction readiness;
- Evaluation of the cost of fault repairs;
- Conducting selective lab control using non-destructive methods;
- Conducting thermal surveillance in order to detect concealed defects in the cladding;
- Suggesting means of improving the quality of works;
- Developing a quality control system.
Scheduling
- Preparation of work plans based on WBS and Critical path method;
- Preparation of detailed work schedules together with the contractors;
- Control over the schedules observance.
Security management
- Control over observance of all the safety measures by the contractors;
- Control over the observance of state and local norms and regulations;
- Control over the implementation of investor’s requirements.
Contract administration
- Organization of contract signing between contractors, designers and the investor, between contractors and subcontractors, with the suppliers of materials and equipment;
- Control over the fulfillment of duties taken by the parties;
- Payment management in accordance with the conditions of agreements;
- Claim management.
Design management
When design works are not conducted by the specialists of ‘Terra Auri’, the company takes on the organization of work of all the architects, engineers and designers involved in the project.
