The project was developed for the city of Sochi. Terrain features of the site allowed placing of a residential house, recreation area and a restaurant in a relatively small space. Access to the apartment building is restricted for outside visitors by the natural elevation drop. However residents can use the infrastructure of the complex simply ‘without leaving home’. At the top level of the basement platform there is a two-level restaurant with panoramic windows.

Gallery joins together the elevator hall and the terrace of lower level, where the recreation area is situated: swimming pools, cafes and terraces. Apart from the gallery at the main floor there is a central hall with reception, entrance, elevator hall, dry cleaners and laundry.

Each typical floor of the complex comprises 3 apartments with panoramic sea views. The complex is designed for 40 apartments of different floor areas, each of which has a private parking spot in the underground garage. Guest parking on the site is designed for 35 cars.

Recreation Area

A small pool and terraces are located at the height of 30 m above sea level. Their horizontal lines join the sky-line which produces a unique effect of sailing flight over the large lengths of seas. The aqua complex also includes a 25-meter pool with a special shallow area for children. On both sides of the pool there are wooden terraces with sun loungers covered with a tent. Stepped terrace with the area of 400 square meters can easily accommodate all guests of the aqua complex and the restaurant.

The design of Marine Symphony also includes beautification of the beach. Entrance to the beach is decorated with design walls and wooden flooring. All along the shore there are breakwaters ‘harboring’ the beach, they are designed as a pier with terrace covered with wooden tents and visually walling the beach, where the central place is the restaurant.

On the terrace of the restaurant there are wooden domed arbors with cushions, sitting there one can enjoy a perfect sea view. Pier and boat mooring can be furnished with tables and leisure areas.

The architectural concept of the center combines historical aspect and modern design decisions. Its central part is tiered: a dark glass-laced foundation with a light surface of ceramics above it. Due to the misplacement of lower floors of the building compared to the upper ones – there is a spacious pedestrian area beside the building. The building’s framework is composed of glass external walls, interflooring and columns that emerge on the facades in stripes of yellow and grey. One of the facades is conceived as a screen broadcasting office news.

The project of the private house, designed for villa community Gorki-6 is distinguished by a modern look, original organization of space and its harmonious union with nature.

There are separate self-contained functional blocks: household, guests’ and a recreational block, which are combined into a harmonious composition by a common entry zone - the atrium. Original location of the blocks forms a small indoor patio with a tree in the center of the composition. There is a separate block with staff rooms and a garage.

The use of large fenestration areas, free planning of interiors, plenty of entrances to the terrace and balconies make the house cozy and light. Despite the complex organization of space, the project is distinguished by lightness and flexibility.

Light shaded board, stone and plaster used for the facades, create a harmonious look of the house, and the range of ponds passing along the axis of the house symbolizes its union with nature.

This elite residential complex is situated in a prestigious district of Moscow – between Komsomolskiy avenue and Frunzenskaya quay. The building matches the existing architecture, and compliments the historical look of the center of Moscow. The complex consists of three symmetrically oriented 12-storey residential sections connected by a single entrance hall group. In terms of style the project is neoclassic. The big facade glass area, laced grills of balcony balustrades and floriated bas-reliefs contribute to the feeling of lightness of the building. Exquisite and elegant image of the building is complimented with the inner finishing and landscape design project on the surrounding grounds, which amount to approximately 5.5 thous. of sq. m. The building comprises 93 raw-space apartments, of a total space of 13 400 sq.m. Ceiling height amounts to 3,3 m. in regular apartments, while in penthouses situated on the 11th floor it is 3,6 m. The possibility to combine blocks of flats in an unstandardized way provides virtually endless number of transformation and combination options. The ground nonresidential floor accommodates lobby with a concierge service, lobby-bar, business center with a meeting and conference halls, furs check room, health center, gym, children’s center and a cigar room. The elevator from the underground parking lot for 195 cars can take one to any of the building’s storeys. The project provides central conditioning service, individual heating plant, dual water purification system.

The project of a two-section 22-storey monolithic house was designed especially for the ‘Golovino’ RC. A house with optimal apartment planning decisions, spacious entrance hall group, premises for public service companies and an underground floor designed to be situated below the residential sections, and a yard territory used for an attached parking lot is the result of a cooperative fruitful work of architects and engineers. Residential area – 17 659 sq. m. Commercial area - 709 sq. m. Number of apartments – 252.

Residential 25-storey building with an underground parking lot was designed especially for Dontsovo residential complex. The architects managed to create an impressive image of the building which does not harm its functionality. The residential area of a monolithic tower is composed of 1-4-room apartments, of a total area of 30 to 70 sq. m. A special feature of the building is te possibility of repeated use of it, changing the inner structure of storeys by combining several apartments without a need for intervening the structural layout and utility systems of the building. Mobility of planning decisions makes it possible to take into account the peculiarities of the real estate market and to change the project in accordance with customer demand.

The project takes into account most typical customer wishes. Shell and core apartments with optimal total area and high ceilings (3,15 m of storey height) are divided indo day and night zones. Kitchen and living-room integration, wardrobes and cloakrooms placement in halls are available. There is direct access to the parking from each floor. Light and spacious vestibule and commercial area for sale and rent are located on the first floor. Maximum lot’s area with shell and core and 3,6 meters of ceiling height reaches 345 sq. m in each section. Underground parking of the project can be replaced by technical rooms, but due to our calculations, all the parking slots will be sold more likely as compared with detached parking. House is fully complies with sanitary regulations, construction standards and fire safety norms. With commensurable cost of realization this project has higher class of living as against with typical projects of the same category. That confirms cost efficiency of the repeated use monolithic house construction.
